Looking at the numbers we would certainly consider Leedon Green a undervalue gem in the area and it fulfills all the requirement of what a perfect project should be like. I personally feel anything below $3000/psf in the area is very a safe margin to enter in and there’s certainly room for appreciation in the future for resale. The low maintenace fee is surprising low around $300, Leedon residences which is right beside offering almost similar facilities averages around $1000 in maintenance alone. The breakeven price for this project is around $2400/psf, i certainly don think the developer will offer any more lower than the prices right now given the thin margin. I do highly recommend entering now as its still has plenty of units.
