I am always excited for projects in district 19 which is also the best performing district in singapore . There is always huge demand coming from upgraders and buyers wanting to buy in this area for various purpose. Even though the land acquired cost is more expensive than its neighbour Affinity, Gardens adopted a lower margin strategy. In price comparison between the both, there is very marginal difference in my opinion and should not be a major factor if deciding between this 2 projects. With 60% of the land dedicated to facilities and only 40% on the residential , this is usually only seen on more luxury developments where homeowners can enjoy the exclusivity of living in a private development. The 613 units is a almost 40% lesser than the 1000 units in affinity.

Future government land sales right beside

There is a lack of supply in the Serangoon north area coupled with limited land previously. Currently older developments like Kensington Park, Terrase is serving the demands from tenants and buyers around the area. Residents can certainly bank on the future Cross island line , the GLS land that is beside Gardens and future enbloc of kensington park for potential price appreciation.
